The Mold Remediation Process
Every mold remediation job follows a clear, documented process. Here is what you can expect when A&J Restoration is on the job.
1
Phase 1
Inspection and Assessment
We find every affected area, not just the visible growth, using moisture meters and thermal imaging to trace the water source feeding it, whether that’s a slow leak, condensation, or humidity.
2
Phase 2
Testing, Scope and Remediation
If mold testing or sampling is needed, we help determine the right next step based on the situation. In many cases, visible mold can be addressed directly, but testing may be useful when the source is unclear, hidden growth is suspected, or post-remediation clearance is requested.
3
Phase 3
Containment and Protection
Before any mold is disturbed, we isolate the work area with containment barriers, negative air pressure, and HEPA filtration scaled to the job. Disturbing mold without containment spreads spores through the rest of your home, and this step is what separates professional remediation from making the problem worse.
4
Phase 4
Mold Removal, Cleaning and Material Disposal
Porous materials the mold has grown into, like drywall, insulation, carpet, and ceiling tiles, are removed and bagged inside the containment. Hard surfaces are HEPA-vacuumed and cleaned with professional antimicrobial treatments, and everything removed is documented.
3
Phase 3
Drying, Prevention & Reconstruction
Mold comes back when the moisture problem isn’t fixed, so we dry the area to normal levels, address the source, and verify before containment comes down. Then the same team rebuilds what was removed, from insulation and drywall through paint, backed by our 3 year rebuild warranty.
What Sets A&J Apart
Working with a professional restoration company can make all the difference. From specialized equipment and rapid response to insurance documentation and an experienced local team, A&J is with you every step of the way.
One team, start to finish
Most restoration companies dry your property and hand you off to someone else for repairs. As a licensed general contractor, A&J handles everything under one roof, from emergency cleanup through drywall, flooring, and full structural rebuilds.
Advanced Resources
IICRC-certified technicians using commercial-grade extraction, drying, and dehumidification equipment, plus moisture meters and thermal imaging to find water you can’t see. We monitor readings daily until your property is verifiably dry, not just dry to the touch.
Satisfaction Guaranteed
We’re not finished until you say we are. Every job ends with your walkthrough and sign-off, and every rebuild is backed by our 3 year rebuild warranty, so you’re covered long after the trucks leave.
Professional Mold Removal & Remediation
A musty smell that won’t go away, dark spots spreading on a wall or ceiling, mold discovered behind drywall during a repair. However it shows up, mold means one thing for certain: somewhere, moisture is feeding it. Scrubbing the visible growth doesn’t fix that, and disturbing mold without proper containment spreads spores through the rest of your home.
A&J’s certified crews find the moisture source, contain the work area, remove the mold safely, and rebuild what was removed, all with one team. If you’ve found mold or suspect it, call for a free on-site inspection.

Mold problems rarely stay isolated when moisture is still present. Hidden leaks, past water damage, humidity, and poor ventilation allow mold to spread behind walls, under flooring, inside cabinets, and across affected materials.

Frequently Asked Questions
We know emergencies are stressful. Here are answers to the most common questions.
How quickly should mold be removed?
Mold should be addressed as soon as it is discovered. Prompt remediation helps prevent additional growth, reduces the spread of mold spores, and protects both the property and indoor air quality.
What is the difference between mold removal and mold remediation?
Mold removal focuses on eliminating visible mold growth, while mold remediation includes identifying the moisture source, containing affected areas, safely removing contaminated materials when necessary, cleaning impacted surfaces, and helping prevent future mold growth.
Is mold dangerous to my health?
Mold exposure may affect indoor air quality and can cause health concerns for some individuals, especially those with allergies, asthma, or respiratory conditions. Professional mold remediation helps remove affected materials and reduce mold growth within the property.
Do you perform mold inspections and mold testing?
A&J Property Restoration performs professional mold inspections in-house to identify affected areas and the source of moisture. If mold testing is needed, we coordinate testing through a qualified third-party laboratory as part of the remediation process.
Does insurance typically cover mold remediation?
Mold remediation coverage depends on the cause of the mold and the terms of your insurance policy. If the mold results from a covered water damage event, insurance may provide coverage. A&J Property Restoration can assist with documentation and coordination throughout the claims process.
